Upgrading Essential Staff Facilities Across Multiple Terminal Cores
The Proposed Additions & Alterations (A&A) Works to Staff Rest Areas in SATS Airfreight Terminals 1 to 5 involved the refurbishment and upgrading of existing toilets and locker rooms across multiple terminal cores.
The project was designed to improve the functionality, hygiene, comfort and usability of staff facilities supporting operations within a busy airfreight environment. With works distributed across several locations, careful coordination of demolition, architectural, sanitary, electrical and mechanical works was required throughout the 12-month programme.
The scope covered toilets at Cores B, C, D, E, F, G, H and I, together with male locker rooms at Cores C, H and D, and additional locker room facilities at Terminal 5 Cores K and L.
Comprehensive Refurbishment and Facility Upgrading
The works began with the dismantling and disposal of existing facilities, including windows, louvers, timber doors and frames, ceiling boards, lockers and sanitary fittings. Existing toilets, urinals, sinks and associated tiles were also removed to prepare the areas for refurbishment.
New architectural finishes were subsequently introduced, including drywall partitions, non-slip floor tiles, wall tiles and waterproofing systems. Existing ceilings were replaced with PVC-surfaced boards, while new PVC main and cubicle doors were installed within metal frames.
Additional building works included the installation of entrance vinyl curtains and lockable clear-glass sliding or casement windows with white aluminium frames, providing practical improvements to the refurbished staff areas.
Improving Sanitary and Building Services
The project included the 1-to-1 replacement of existing sanitary fittings with water-efficient fixtures, including WELS 3-tick squat pans, sitting bowls, basins and urinals. Sensor-activated taps and flush valves were incorporated to support improved hygiene and water efficiency.
Other facility upgrades included mirrors, soap dispensers, hand dryers and water heaters, together with mechanical exhaust and ventilation fans.
Lighting systems were also upgraded, replacing existing T8 fittings with more energy-efficient lighting solutions incorporating motion sensors, with LED lamps considered as an alternative where applicable.
Provisional sums were also provided for lockable locker room notice boards and clothes hangers, allowing these requirements to be accommodated within the project.
Managing Costs Across a Complex A&A Programme
Carrying out refurbishment works across multiple terminal cores required careful management of quantities, costs, variations and procurement requirements. The combination of demolition, replacement finishes, sanitary fittings, architectural works and M&E installations created a diverse range of cost items that required coordinated commercial management.
